- The Value Added Tax (VAT), Stamp Duty Land Tax (SDLT/Stamp duty) may be subject to variation by Government. The stamp duty payable is dependent on the purchase price and on whether the property is a first or second/subsequent home. An hourly rate. This is £270 + VAT £54.00 an hour.
If this firm does not complete the work, we will charge you £270.00 + VAT £54.00 per hour for each hour of work. We will also charge for writing letters, e-amils and for making/taking telephone calls in units of 1/10th of an hour. Our charges for considering letters received will be in units of 1/20th of an hour. However, where we agreed on a fixed fee our total charge will not exceed the fixed fee. Our bill will also indicate VAT and expenses, if applicable.
Time Scale
The time-scale involved depends on the type of transactions. However, there will never be a delay on our part of the work. In straight forward transactions it can take up to 2 to 6 months depending on how quickly all parties involved respond to each other and act to complete the transaction.
The key stages involved in conveyancing work include:
- Taking instructions from the client
- Gathering essential information and evidence regarding title of the properties from the client and third parties
- Dealing and evaluating evidence
- Drafting require documents and amending draft documentations
- Dealing with all other parties involve in the transaction
- Carry out require searches and raise and respond to the various queries
- Advise and update the client in relation to the progress in the transaction, title of the property and other essential related issues
- Exchange of contracts and completions
- Dealing with clients’ money in order to complete sale and purchase of a property
- Redemption of mortgage if any, and pay Estate Agents on behalf of the clients their agreed fees etc
- Completing post completion tasks i.e. transfer of the funds to the client and other parties depend on the nature of transaction, submitting SDLT Returns if require, registration of charge on behalf of the lender and title of property
- Storage of record according to the terms and condition of this firm.

Disbursements which include Home Office Applications Fees and third parties’ services charges are varied according to the nature of Immigration Matters. Any third party services charge are variable, which includes Counsel, DNA testing, medical and psychiatric experts’ professional fees.
Time Scale
The time-scale involved is dependent on every case. Usually in EEA Application, the Home Office can take a maximum of 6 months to make a decision. However, in more complex cases, the Home Office can take a long time to respond back with a decision. Nevertheless, we will never cause a delay in your matter and have the expertise to deal with matters expeditiously.

We help individuals who are looking to obtain grant of representation and require assistance with administration of estates, complete and file Inheritance Tax accounts, fill in Inland Revenue forms, general advice on Wills and Probate, assist in applications to interpret a Will, applications to remove and/or appoint executors/executrix, draft Wills and Codicils, applications for inheritance by dependents and cohabitees, deal with estates where there is no Will and we can deal with contested probate. If an application is straight forward and certainly not contested then we can offer fixed fee arrangements starting from £900.00 plus VAT £180.00 plus Disbursement which include variable applications fee and any other third parties’ (Counsels, Health Professional or any other experts) charges for their services which requires to complete the Letter of Administration or Probate Application. However, if an application is complicated and contested then we shall charge on hourly basis, stated above.
Time Scale
The time-scale involved depends on the type of case and application. However, there will never be a delay on our part of the work. In straight forward probate matters, in order to obtain probate, it can take up to 4 to 6 months depending on how quickly the Probate Registry can process the applications. However, if the matter is in litigation and is contested then we cannot provide a time frame without reviewing your case thoroughly.
